Buyers Expectations

The home inspection process can take as little as 2 hours and as much as 4-5 hours….depending on the size and condition of the home. Focusing on the home inspection while in attendance is important. If you follow these recommendations, your Home Inspection Experience should be a pleasant one:

YOU ARE ENCOURAGED TO ATTEND: We prefer that you attend your home inspection. We like it when you stay with us throughout the process and see for yourself what we are discovering about your new home. When you see the issues in person, it makes the report that you receive less scary. Don’t worry, we don’t want you to get on the roof with us or in the crawl spaces!

NO HOUSE IS PERFECT: That’s right. You may never see a perfect house. Even newly constructed homes can have items for repair/replacement. The Home Inspection process is eye opening for a lot of buyers. When you initially see the home with your Realtor, you may not see everything there is to see regarding the condition of the home.

BE PREPARED TO HEAR THE BAD WITH THE GOOD: You may be surprised at some of the things we identify. You may even feel discouraged. That’s not uncommon and it doesn’t mean the home isn’t right for you. We aren’t here to tell you whether your new home has “passed” or “failed” an inspection. We are here to provide you with the information you need to determine whether or not this is the home for you. You should discuss with your Realtor your financial and physical limitations.

DRESS ACCORDING TO THE WEATHER: We will spend as much as 1-1 1/2 hours outside of the home. Be prepared for extreme hot and extreme cold weather.

LEAVE CHILDREN WITH A SITTER: We understand that your children are part of your life and part of the reason you may be buying your home. The Home Inspection process is an important part of the home buying process. We want you to be as focused on the process as you could possibly be. Children of all ages get bored very easily and its hard to keep them occupied for a few hours in a setting where they may not be able to run around and “touch” things that don’t belong to them. If you do find it necessary to bring your children along, please bring something to keep them occupied. We want your experience during the home inspection to be a positive one.

SHOWING THE HOME TO FAMILY: Sometimes Buyers want to bring their other family members and friends to see the home during the inspection. Please arrange this through your Realtor if you can. Nosy neighbors will always tell the Sellers about the “party” going on during the inspection. Also, if you are spending your time during the inspection with family….you will be missing out on what’s most important…the condition of your new home.
